Should I Renovate or Move?

Every home has potential.

The real question is whether it's your home that's ready for a change... or your life.

You've probably lived in your home long enough to know every little quirk.

The hallway floor that creaks.

The light switch that only works if you jiggle it just right.

The kitchen drawer that sticks.

The bathroom you've always meant to update.

The paint color you've promised yourself you'd change "one of these days."

You know exactly what you'd love to improve...and exactly what you've learned to live with.

Then, one day, you decide it's finally time to sell.

Suddenly, all of those projects you've been putting off for years move to the top of the list.

The paint.

The countertops.

The light fixtures.

The little repairs you've been meaning to tackle.

You stand back, look around, and think,

"This looks amazing...why did we wait so long?"

You've made your home beautiful just as you're getting ready to hand it to someone else.

So before we ever talk about renovating or moving, I'd like to ask you a different question.

How can you enjoy your home even more, with what you can do right now?

Sometimes that question leads to staying a little longer.

Sometimes it makes the case for moving.

Either way, you stop just living in your home and start enjoying it again.

So...How Do You Decide?

Not every frustration means it's time to move. And not every project means you should renovate.

Before spending thousands of dollars, it's worth stepping back and asking a few questions.

Neither answer is right or wrong. The best choice is the one that fits your priorities.

If you found yourself relating to parts of both cards, you're not alone.

That's why the next step isn't deciding. It's asking better questions.

Before You Decide...

Whether you're leaning toward renovating or moving, here are a few things I'd be thinking about if it were my own home.


Not every frustration means it's time to move.

Sometimes the answer is a new home. Sometimes it's paint, flooring, or finally tackling that project you've been putting off for years.


Not every improvement has to increase your home's value.

Sometimes the best return is simply enjoying your home every day instead of waiting until you're ready to sell.


Some projects add value. Others protect it.

Replacing worn siding, repairing a roof, or fixing deferred maintenance may not dramatically increase your home's value, but they can help protect the value you've already built.


You can remodel a house. You can't remodel the neighborhood.

If you love where you live, don't underestimate the value of that. Sometimes staying in a neighborhood you love is worth just as much as having a newer kitchen.


One of the biggest mistakes I see is homeowners comparing today's house to tomorrow's dream home without comparing the actual costs of each option.

Sometimes renovating is the better investment.

Sometimes moving is.

The answer depends on your home, your goals, and today's market.

Don't assume. Compare both options.

Every home is different.

The decision to renovate or move isn't just about your house. It's about your priorities, your budget, and where you see yourself over the next several years.

That's why I never start with, "You should move."

I start with questions.

If it were my own home, I'd want to understand both paths before making a decision.
