Gold Creek Market Update [August 2026]
If we were sitting down over coffee talking about the Gold Creek market right now, I’d probably tell you not to put too much weight on any one number.

We’re seeing homes here go under contract almost immediately, while others are taking much longer. And when I went through the July sales one by one, there were a few things I thought were worth sharing, especially if you own a home here and have wondered what the market might mean for you.
So let’s take a look at what actually happened in Gold Creek this month.
A Closer Look at Recent Gold Creek Sales
Some homes went under contract in just a day or two, while others took much longer. In fact, two of the homes I looked at took 74 and 94 days to sell. That's a pretty big difference within the same community.
And with only a handful of homes selling in Gold Creek each month, one sale can have a pretty big impact on the numbers. So rather than just looking at the median price or days on market, I went through the July sales individually to see what was actually happening.
That's where it gets more interesting, because there were some differences in how these homes came to market and how buyers responded to them.
Gold Creek by the Numbers
Since July 1st, 6 homes have sold in Gold Creek. With that small of a sample, I don't think the median price or average days on market tells us enough by itself.
For some broader context, I also looked at what happened across 98296 in July. The median sale price was $1,095,000, and homes were taking about 15 days to go under contract. There were 42 new listings and 24 pending sales, which tells us buyers had more homes to choose from than they did earlier in the year.
That broader competition matters in Gold Creek too. A buyer considering a home here isn't necessarily only comparing it to another home in Gold Creek. They're looking at what else their money can buy nearby.
The increase in months of supply across 98296 helps explain why buyers have more choices right now, and why pricing and preparation matter even more when a Gold Creek home comes on the market.

Something Else I Noticed
As I went through the recent Gold Creek sales individually, something else stood out. Almost all of the homes that sold had a pre-inspection.
I don't think that means every homeowner should automatically get one. There are advantages and trade-offs, and whether it makes sense depends on the home and the seller's situation.
But when something shows up this consistently in such a small group of sales, I pay attention. Especially because most of the Gold Creek homes that were currently for sale when I reviewed the market didn't appear to have one.
Does that mean a pre-inspection will determine which homes sell? Absolutely not. There are too many other factors involved. But it's something I'm going to keep watching as more Gold Creek homes come on the market and sell.
What’s Happening With Eastview Village?
There’s also something happening just outside Gold Creek that I know a lot of homeowners around here have been watching: Eastview Village, the large development planned off Cathcart Way near Glacier Peak High School.
The overall plan includes a little over 1,300 homes, apartments, commercial space and multiple phases, including mixed-use development where you could have retail or other businesses at street level with residential living above. That’s a lot of development, and I wanted to get a better idea of where the project actually stands today.
I reached out directly to Snohomish County Planning and Development Services for an update and was informed that the applicants are currently working through their land-disturbing activity permits. There have been some minor changes involving transportation and drainage, but according to the County, nothing significant has changed with the location or types of housing being proposed.
For Gold Creek homeowners, what interests me is what happens along the way. How does traffic change? What commercial development eventually comes in? What could additional housing mean for our local schools? And as new housing is added nearby, does any of it have an effect on existing Gold Creek home values?
We don’t know all of those answers yet. But they’re things I’ll continue to watch as Eastview Village moves forward.
What Does This Mean for Your Gold Creek Home?
If you own a home in Gold Creek, your home really needs to be looked at individually.
You could live 2 streets away from one of these recent sales and have a very different home. Your floor plan, updates, lot, condition and price point all affect which buyers you’re competing for and what else those buyers have to choose from.
And right now, that last part matters. Buyers have more choices in the broader 98296 market, so getting the price and positioning right from the beginning becomes even more important.
We can look at the comparable sales, what’s currently for sale, what’s pending and what buyers have already chosen. But ultimately, someone still has to walk through your front door, see enough value in your home and decide they want to write an offer.
