Edmonds Market Update [August 2026]
If you’ve been paying attention to the Edmonds housing market lately, there’s one change that’s getting pretty hard to miss. There are a lot more homes for sale.
Since March, the number of active homes has essentially doubled in both Edmonds ZIP codes. Homes are still selling, but buyers have more choices than they did just a few months ago.
And that matters, especially if you’ve been thinking about selling. So I wanted to take a closer look at what’s happening in 98020 and 98026 and why I don’t think there’s really one single “Edmonds market.”

98020 and 98026 Tell Different Stories
In 98020, the median sale price was about $1.35 million. In 98026, it was about $985,000.
That’s a difference of more than $350,000, which is why I like looking at the two ZIP codes separately. They’re both Edmonds, but the homes, price points, and amount of activity can look very different.
Homes were recently taking about 11 days to sell in 98020 and 13 days in 98026. Earlier this spring, we were generally seeing closer to 5 to 7 days, so homes are taking a little longer, but 11 or 13 days is still not a long time to sell.

What the Inventory Growth Means
From March through July, the number of homes for sale climbed from 16 to 42 in 98020 and from 51 to 100 in 98026. August is shown as month-to-date and is not included in this comparison.
That doesn’t mean homes aren’t selling. It means buyers have more choices, and that changes how your home competes when it comes on the market

More inventory gives buyers something they haven’t had as much of in recent years: the ability to compare.
A buyer looking around $1 million may have several homes to consider instead of feeling like they need to jump on the first good option. That makes pricing, presentation, and understanding your competition more important.
If you’re thinking about selling, the question isn’t just, “What are homes selling for in Edmonds?” It’s also, “What else can someone buy instead of my home?”
What I’m Watching Next
The question now is whether inventory continues to build, or whether more of these homes start moving as we head toward fall.
That’s what I’ll be watching in both 98020 and 98026, because even though they’re both Edmonds, they don’t always move in the same way.
