Mill Creek WA Housing Market Update [October 2026]

September's home sales in Mill Creek show why looking at the overall market numbers doesn't always tell you what's happening in your neighborhood.

Across previously owned residential homes in Mill Creek, sellers received approximately 97.6% of their final asking prices. That's a useful starting point, but the differences become much more apparent when we look at individual communities.

Inside the Mill Creek Community Association

Nine previously owned single-family homes sold within the Mill Creek Community Association (MCCA) during September, with a median sale price of $1,010,000.

Sale prices ranged from $775,000 in Cottonwood to just under $1.8 million in Evergreen. That's more than a $1 million difference within MCCA neighborhoods in a single month.

The homes themselves also tell different stories. A home in Vine Maple wasn't heavily updated but showed well and sold for $1 million. In Huckleberry, an older-style home sold for $1,167,000, although the buyer received seller concessions.

Meanwhile, a home in Wildflower Park spent approximately 80 days on the market and closed $40,000 below its original asking price.

What About Homes Still for Sale?

At the time of this update, 11 single-family homes were available within MCCA.

The median time on market was just 17 days, while the average exceeded 40 days. Six homes had been listed for fewer than 30 days, while two had been on the market for more than 100 days.

That difference illustrates why even neighborhood-level averages don't always reflect what an individual homeowner might experience.

Beyond the MCCA Neighborhoods

Elsewhere in Mill Creek, a Brighton home sold for $1.21 million after just one day on the market.

In River Crossing, a home took 166 days to sell and closed $100,000 below its original asking price. A Parkside home sold for $1.3 million after 118 days on the market.

Different neighborhoods, different homes, and very different results.

When someone asks what's happening in the Mill Creek housing market, my next question is usually: Which part of Mill Creek?

If you're considering selling and want to understand how your home compares with others in your neighborhood, let's talk.
